Demand Generation Manager
About Near
Near is a recruiting agency that connects U.S. companies with top remote talent across Latin America. We help growing teams hire skilled professionals who work as a true extension of their in-house team.
About the Client
Our client is a fast-growing U.S.-based B2B SaaS company in the smart building and facilities space. Its analytics platform helps building owners and operators cut energy waste, improve comfort, and fix equipment issues before they become failures. The company has ambitious growth goals for the next five quarters.
About the Role
You will own marketing's contribution to pipeline. You will plan and run the programs that turn target accounts, events, webinars, and content into sales-accepted leads, reporting to the VP of Marketing and working closely with Sales.
This is the first dedicated demand generation hire on a small marketing team, so you will build the program and do much of the execution yourself. You will work alongside Marketing Ops, Content, Events, and Revenue Ops, and your work will be central to the company's growth plan.
Responsibilities
Own the pipeline plan
Build and run the quarterly demand plan: SAL and pipeline targets by segment, channel, and program, worked backward from the new business goal.
Forecast marketing-sourced pipeline and report weekly on progress, conversion rates, and cost per opportunity.
Partner with Sales leadership on lead definitions, SLAs, routing, and follow-up so no qualified lead goes cold.
Run integrated campaigns
Plan and launch multi-touch campaigns across email, paid search, paid social (LinkedIn especially), retargeting, and content syndication.
Build account-based marketing (ABM) programs for priority verticals and named accounts, coordinated with sales outreach.
Design lead nurture and lifecycle journeys in HubSpot that move prospects from first touch to sales conversation.
Turn existing programs into pipeline
Build pre- and post-event campaigns for our 40+ in-person events a year, with the Events team: target account invites, meeting booking, and fast, consistent follow-up.
Make webinars, podcasts, and customer advocacy programs work for pipeline, with Community & Programs: promotion, registration conversion, and nurture.
Package content assets (whitepapers, case studies, guides) into gated offers and campaigns.
Run co-marketing partner campaigns with our certified partners.
Measure and optimize
Work with Marketing and Revenue Ops on attribution, campaign tracking, and dashboards in HubSpot and Salesforce.
Test continuously: audiences, offers, messaging, landing pages, and channel mix. Shift budget to what works.
Own the demand-gen budget and agency or vendor relationships.
Help shape the new website's conversion paths, forms, and landing pages
