Our client is a New York-based real estate investment firm focused on acquiring, operating, and creating value across commercial and mixed-use real estate investments.
They operate with a lean team and take a highly hands-on approach across acquisitions, asset management, financing, leasing, renovations, and portfolio strategy. Because of the size and structure of the firm, team members gain direct exposure to senior decision-makers and are involved across the full life cycle of an investment.
About the Role
We are seeking a highly analytical real estate professional to support acquisitions, asset management, and portfolio analysis across a diverse real estate investment platform. This role is ideal for someone who combines strong financial modeling skills with sound investment judgment and enjoys working in a lean, entrepreneurial environment.
The position offers broad exposure across the investment lifecycle, from evaluating new opportunities to monitoring existing investments and supporting strategic decision-making.
Key responsibilities
Acquisitions & Underwriting:
Underwrite acquisition opportunities across commercial, residential, and mixed-use properties.
Build, maintain, and refine detailed financial models analyzing rents, operating expenses, capital expenditures, financing structures, exit assumptions, and investment returns.
Perform sensitivity and scenario analyses to evaluate risks, downside protection, and value creation opportunities.
Review offering materials, rent rolls, operating statements, leases, and other due diligence materials.
Identify key risks, inconsistencies, and investment considerations.
Prepare investment summaries, memoranda, and recommendations for senior review.
Support market research, comparable property analysis, and pipeline evaluation.
Asset Management:
Monitor portfolio performance through analysis of operating results, leasing activity, capital expenditures, and property-level KPIs.
Compare actual performance against budgets and underwriting assumptions, identifying material variances, risks, and opportunities.
Support budgeting, forecasting, refinancing, capital planning, renovations, leasing initiatives, and other value-creation projects.
Assist with lender reporting and evaluate operating, vendor, and capital expenditure decisions through financial analysis.
Financial Analysis & Reporting:
Build and maintain portfolio reporting tools, financial models, and recurring analytical trackers.
Prepare lender, investor, and internal reporting materials.
Review financial information and develop actionable recommendations for senior review.
Improve and standardize analytical models, reporting processes, and workflows.
Transform incomplete or disorganized information into clear, decision-useful analysis.
Qualifications
2+ years of relevant experience in real estate private equity, acquisitions, asset management, investment banking, lending, real estate investment management, or a related field. Exceptional candidates with strong underwriting and financial modeling skills will also be considered.
Experience underwriting U.S. commercial real estate investments and supporting asset management activities.
Advanced Excel and financial modeling skills, including the ability to build and modify complex real estate models from the ground up.
Strong understanding of real estate valuation, cash flows, financing structures, debt metrics, and investment return analysis.
Ability to analyze rent rolls, leases, operating statements, budgets, and other property-level financial information.
Strong written and verbal communication skills.
Excellent attention to detail and organizational skills.
Ability to work independently and manage multiple priorities in a remote environment.
Preferred Experience
Experience with mixed-use, multifamily, retail, or other commercial real estate investments.
Experience working directly with senior investment professionals, principals, or owner-operators.
Experience with refinancing analysis and lender relationships.
Experience preparing investment committee materials or investment memoranda.
Familiarity with property management and accounting platforms such as Yardi, Buildium, or similar systems.
Experience with market research platforms such as CoStar.
Familiarity with AI, automation, or technology tools that improve analytical and operational efficiency.

Compensation: $3,000–$4,000 USD/month.
