Our client, the residential living brand of Merkeley Ventures, a U.S.-based real estate investment company. Stadium District Flats owns and self-manages a growing portfolio of 75+ residential units and active development projects, using a fully remote "Flex Property Management" model instead of a traditional patchwork of local property managers.
Overview
We're looking for a Leasing & Resident Services Specialist to own the full leasing funnel for a growing portfolio of residential units — from lead generation through lease signing and renewals. This is not a segmented, call-center-
style leasing role: you'll be the go-to "closer" on a small, fast-moving team, managing the entire process end to end rather than handing pieces off to other departments.
This is fundamentally a sales role. We're looking for a strong, proactive salesperson first, with hands-on property management or leasing experience layered on top — not the other way around.
Responsibilities
- Own leasing activity across multiple properties: respond to inquiries, schedule tours, coordinate with local showing assistants, and track lead sources.
- Prepare and update unit listings across leasing platforms.
- Screen applicants, review applications, and manage the full process through lease signing.
- Monitor vacancy rates and market comps to price units competitively and drive occupancy.
- Conduct ongoing market research on rental trends.
- Manage the resident renewal process, aiming for a minimum 60% annual renewal rate.
- Serve as primary point of contact for resident inquiries and leasing concerns.
- Develop community engagement initiatives that support resident retention.
- Maintain accurate resident and leasing data in the property management CRM.
- Track leasing metrics and report performance to leadership.
- Provide backup support on maintenance coordination and vendor dispatching as needed.
- Participate in a rotating on-call schedule for weekend and after-hours emergency coverage.
Requirements
- 5+ years of general sales experience, with a demonstrated track record in a remote sales environment.
- 5+ years of hands-on leasing or property management experience covering the full funnel (lead ? application lease signing) — candidates who have only worked one narrow stage of the process (e.g., appointment-setting only, or application review only) are not a fit.
- A confident, proactive "hunter" personality — someone who converts, not just someone who books appointments.
- Strong written and verbal English — this is a persuasive sales role, and written communication is evaluated closely.
- Experience working remotely for a U.S., Canadian, or other international company is required; the experience does not need to be based in the U.S. itself.
- Comfortable receiving direct, specific feedback and adjusting quickly — our client leads with a direct management style.
- Ability to prioritize multiple leads, residents, and deadlines at once.
- Familiarity with U.S. property regulations, fair housing, and compliance is a plus.
- Availability to participate in rotating weekend and on-call overnight coverage.
- This role requires the use of Hubstaff or equivalent time-tracking software during working hours for activity monitoring and productivity tracking.
