Our client offers high-quality housing solutions for students and interns, fostering community-driven living spaces. Their aim is to provide students with a place to study, connect, and succeed. They collaborate with students, educational institutions, and property owners to ensure seamless housing experiences.
Duties and Responsibilities
● Sales and Leasing Support:
○ Generate new leads and make appointments.
○ Greet prospective clients and answer incoming leasing calls.
○ Professionally present and organize apartment showings.
○ Organize and schedule tours to prospective clients and their representatives.
○ Highlight and promote the features and benefits of Kapi apartments.
○ Follow up with prospects within 24 hours via email, phone, and other sales/marketing tools.
● Application and Move-in Process:
○ Provide site and income guideline information to prospective applicants.
○ Mail applications and review incoming applications for completeness.
○ Conduct all tasks necessary to close the sale, including tours, generating leads, and follow-ups.
○ Complete all leasing paperwork before move-in.
○ Communicate all move-in information and guidance to the Operations and Customer Services team on time
● Resident and Marketing Engagement:
○ Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours.
○ Develop and implement resident retention programs, such as resident functions and promotions.
○ Help implement annual marketing plans and outreach initiatives.
○ Update vacancy lists daily and assist with market surveys/analysis to generate ideas and formulate strategies.
● Administrative and Digital Tasks:
○ Manage lease files, update paperwork, and tenant portal systems.
○ Perform marketing/advertising tasks and update social media platforms.
○ Assist prospective residents with online application completion.
● Operational Excellence:
○ Utilize established sales and marketing strategies to increase property traffic and exceed leasing goals.
○ Work to achieve budgeted occupancy percentages while maintaining closing ratios.
Minimum Qualifications (Knowledge, Skills, and Abilities)
● Bachelor’s degree preferred.
● At least 2 years of experience in leasing, sales, or property management, preferably in student housing or real estate.
● Strong proficiency in Google Suite/Workspace and MS Office Suite (Word, Excel, Outlook, PowerPoint).
● Proven ability to close sales and convert leads into customers.
● Excellent interpersonal and communication skills with a strong orientation toward customer service.
● Self-starter with strong organizational skills, attention to detail, and the ability to work independently.
● Previous experience working with US-based companies is preferred.
● Demonstrated ability to handle sensitive information with confidentiality and sound judgment.
● Good knowledge of WeChat, WhatsApp, and other communication channels.
● Fluency in English is required; proficiency in any other languages is desired (especially Chinese).
