This is a role for our client, a company that helps customers own land at below-market value prices and makes the buying process easy. Their team is growing and they are looking to add a new member to their crew, so if you're looking to be part of a dynamic team you can join them on their mission as a Real Estate Project Manager/Underwriter.
Underwriting Responsibilities:
- Identify Opportunities: Seek out large-scale real estate deals through various channels and evaluate their potential.
- Underwriting: Determine county regulations, assess project scope and costs, and calculate an offer price for land acquisitions.
- Financial Analysis: Conduct thorough financial evaluations for each deal, including profit margins, capital requirements, and return on investment.
- Collaboration with Acquisitions Team: Work closely with acquisitions to quickly underwrite potential smaller land deals, aiding in swift offer preparation for negotiations.
- Market Strategy Development: Develop and execute marketing plans to target ideal off-market subdivision candidates in select markets.
Project Management Responsibilities:
- Project Oversight: Manage the entirety of land development projects from initial conception through to completion.
- Budget and Expense Management: Oversee project budgets and expenses, ensuring all financial aspects are within targets and cash flow is managed effectively.
- Stakeholder Coordination: Serve as the liaison between internal teams (sales, acquisitions, leadership) to ensure all project milestones are achieved and aligned with strategic objectives.
- Communication: Act as the primary point of contact for all project-related inquiries and communications, both internally and externally.
- Process Optimization: Implement continuous improvement practices to increase the efficiency and effectiveness of project operations.
Requirements:
- Bachelor's degree in Finance, Business Administration, or related field.
- Proven project management experience, with the ability to oversee multiple projects simultaneously and meet deadlines.
- Proficiency in Microsoft Excel and financial modeling techniques.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively across diverse teams and stakeholders.
- Strong analytical skills and attention to detail, with the ability to interpret complex financial data.
- Prior experience working in a remote or distributed team environment is a plus.
